10 June 2019
St. Modwen has delivered a further milestone at its 1300 home new community at St. Andrew’s Park in the heart of Uxbridge. The 249-apartment Triangle development, spread over four blocks, has been developed by St. Modwen with all units handed over ahead of schedule. Annington forward-purchased three of the four blocks comprising 207 apartments for private rental (www.pinnpointuxbridge.co.uk). The other block of 42 apartments has been sold and handed over to Catalyst Housing Limited to provide affordable housing.
The sale to Annington and Catalyst enabled the accelerated delivery of further phases of residential developmentincluding the adjacent and newly-launched ‘The Dice’, comprising over 100 apartments which are being delivered by St. Modwen Homes.
St. Andrews Park, a major residential-led regeneration scheme for St. Modwen and partner VINCI, sits on the edge of London’s newest park, a 32-acre area of woodland and parkland along the River Pinn at the heart of the scheme. A new 720 pupil two-level primary school has also been delivered and is now fully open.
Philip Robins, St. Modwen’s Head of Major Projects – South East, said: ”This Triangle phase is St. Modwen’s largest apartment development to date and is the springboard for further residential-led regeneration projects in our pipeline. We have ambitious plans for development at Leegate, Spray Street in Woolwich and London’s New Covent Garden Market, but continue to progress work on future phases at St Andrew’s park, that will extend Uxbridge Town Centre and expand the residential, commercial and community offer on site.
Matthew Pool, South East Commercial Managing Director of St. Modwen’s construction contractor Galliford Try London, welcomed the news: “Our track record in delivering high quality residential schemes throughout London and the South East is well established. We were delighted to have been chosen to work with St. Modwen on this high-profile scheme, on the doorstep of our own headquarters. We are pleased to have delivered this important phase of high-quality housing for the rental sector on schedule at the St. Andrew’s Park development.”
James Hopkins, Chief Executive Officer, Annington Homes commented: “As one of the largest private owners of residential assets in the UK, Annington has the scale, track record and expertise to build on our position in the private rental sector. When the product is as good as the Triangle in St. Andrew’s Park, then private rental can be a highly attractive housing option and we see it as a critical segment of the UK housing market. Taking over this site fully at completion is a key milestone in our strategy to build on our existing portfolio, and skillset, to provide UK families with more affordable, quality homes.”
St. Andrew’s Park is located on the site of the former RAF Uxbridge base that includes the Battle of Britain Bunker, which controlled the UK’s air defence during WW2. As well as being home to the Battle of Britain Bunker operations room and museum, the Grade II listed Hillingdon House sits at the heart of the park and is set to become home to a new restaurant.
